Loch Ness Marathon: you cannot reach the start yourself, and 88% of Inverness is already booked

The organiser has removed the choice for you

Most of this site is about weighing options. Loch Ness is not, and it is refreshing to be able to say so.

The marathon starts at 10:00 on open moorland between Whitebridge and Fort Augustus, on the south side of the loch. Getting there is not a matter of preference, because the organiser has written the following on its own event page:

There is strictly no spectator or vehicle access to the marathon start due to traffic restrictions and logistical and safety reasons. It is not possible for participants or spectators to make their own way to the marathon start.

No taxi, no lift from a friend, no parking at the start and walking in. A single fleet of coaches leaves Inverness, and if you are not on one you do not run.

That is unusually absolute. Boston recommends its buses and quietly permits a restricted car park. Cape Town runs park-and-ride alongside public transport. Here there is one mechanism, and the organiser has closed every alternative on purpose.

One coach, and a 07:50 deadline

Coaches leave from the Inverness Ice Centre on Bught Drive, IV3 5SR — which the organiser describes as a ten-minute walk from the Event Village.

Note the shape. The last coach leaves at 07:50 for a 10:00 start, which means the transport deadline sits over two hours before the gun. That is not padding. It is an hour of driving plus the time it takes to unload several thousand people onto a moor with one road in.

The practical consequence is that your race morning is governed by a 07:50 departure from a specific car park in Inverness, and everything else follows from being able to reach that car park on foot.

The seven pickups that do not bring you home

The organiser also runs coaches from around the loch, which sounds like it opens up the accommodation map. Read the conditions before you believe that.

Two conditions attach. The first is that pre-booking is essential and closes on 20 September, a week before the race, on a separate form, for a coach you will not otherwise get. The second is the one that decides where you sleep:

So the coaches are one-way. You are collected from your village at eight in the morning and delivered to a start line. Seven hours later you are standing at Bught Park in Inverness with a medal, and the race’s involvement in your transport has ended.

Forty-five kilometres, on a Sunday evening, in the Highlands, having just run a marathon. That is not a transport inconvenience. It is a second logistical problem larger than the first, and it arrives when you are least able to solve it.

Inverness is the answer, and it is nearly gone

Everything points one way. Registration is compulsory and it is in Inverness on the Saturday. The coach leaves from Inverness. The race finishes in Inverness. A city-centre base means you walk to the coach in the morning and walk home in the afternoon, with nothing to pre-book and nothing to arrange.

The problem is that everyone else has worked this out too.

Twelve per cent of ordinary supply remained. Put the other way, roughly 88 per cent of Inverness was already booked almost two months out.

That is the most extreme supply figure we have measured anywhere — tighter than Sydney’s 37 per cent at 26 days out, tighter than Berlin or Chicago at around half. Boston is the only comparable case, and Boston’s problem was contiguity rather than raw scarcity.

No property appeared in both searches, so we are not going to quote a price multiple for Inverness — two lists of different properties do not support one. What the numbers do support is a blunt instruction: if you have an entry and not a room, stop reading and go and book one.

Why this market behaves differently

Inverness has a population under sixty thousand. It is the smallest host city on this site by a wide margin, and its accommodation stock is sized for Highland tourism rather than for a marathon weekend.

Then consider what arrives. The weekend is a Festival of Running — the marathon plus the River Ness 10K, the 5K and the Wee Nessie, and the 10K and 5K both finish at Bught Park alongside the marathon. So the town absorbs several fields at once, plus their families, into a market that would be comfortable with none of them.

This is the Grandma’s Marathon problem in a different accent: a genuinely lovely race in a place too small to hold it. The difference is that at Loch Ness you cannot spread out along the course, because the course runs beside a loch with a handful of villages on it and no return transport from any of them.

What you get for it

It is worth saying that the constraints buy you something.

Entry includes the coach, baggage transfer from the moor back to Inverness, seven water stations and four gel stations, and a finish festival with an expo, street food and pipes and drums. The organiser has clearly decided that if it is going to control the transport completely, it will also carry your bag thirty-three kilometres and feed you at the end.

One absence to plan around: there is no live tracking, and the organiser is straightforward about why, the terrain will not support it. Anyone supporting you should be given a realistic finishing window and a meeting point at Bught Park before you get on the coach, because they will not be able to watch a dot move.

The two hours on the moor that nobody plans for

Work the timings forward and a gap appears that catches first-timers every year.

You board a coach in Inverness between 07:30 and 07:50. The journey takes about an hour. The gun is at 10:00. So you arrive at the start somewhere around 08:30 to 09:00 and then stand on open Highland moorland for an hour or more, in late September, at the point in the morning when the temperature has not yet come up.

Now add the baggage rule. Your kit bag goes into a baggage vehicle at the start and is driven back to Inverness. That is a genuinely good service, but it means everything you are wearing while you wait either goes into that bag before the gun, or you carry it for 42 kilometres.

The practical answer is throwaway layers: an old fleece and a bin bag, worn on the coach, shed at the start. Experienced runners at this race arrive dressed like they are going to a bonfire.

Which loops back to accommodation in a way that is not obvious. If you are staying in Inverness you can buy that old fleece on the Saturday, when you are already in town for compulsory registration, from any charity shop on the high street. If you are staying in a cottage at Foyers, you cannot, and you will be standing on a moor at nine in the morning wishing you could.

It is a small thing. It is also the difference between a comfortable hour and a cold one, and it is the kind of detail that only shows up when you lay the coach timetable next to the baggage policy and read them together.

Getting to Inverness is its own problem

Every other race on this site is in a city you can fly into directly. Inverness is not, for most people, and the compulsory Saturday registration window turns that from an inconvenience into a scheduling constraint.

Registration runs 10:00 to 18:00 on the Saturday and there is no race-day alternative. So your arrival has to clear 18:00 on Saturday 26 September, with enough margin for a delayed connection. That rules out a Saturday-evening arrival entirely, and makes a Saturday-morning arrival tighter than it looks if you are connecting through a hub.

The realistic patterns:

• Fly to Inverness, the airport is small, with limited routes and connections usually via a UK hub. One delayed leg and you miss registration.
• The Caledonian Sleeper from London, arriving Inverness in the morning. It is the most reliable way in from the south and it saves a night’s accommodation in a city that has 46 rooms left, which at these prices is not a trivial saving.
• Drive or take the train from Edinburgh or Glasgow — roughly three to four hours, comfortably clearing the Saturday window if you leave in the morning.

Whichever you choose, arrive Friday if you can. It removes the registration risk entirely, and given how thin the market is, the marginal night is often easier to book as part of a longer stay than as a separate one.

What we cannot tell you yet

Unusually for this site, very little. The organiser’s 2026 figures — coach times, pickup points and their booking deadline, the registration window, the start time and location — are all published and specific, and none of it is carried over from a previous year.

Two things remain outstanding. Your bib number and Event Guide arrive by email at least two weeks before race day, and that guide is where any late change to the coach arrangements would appear. And the 2027 edition is confirmed for 26 September 2027, with early-bird entry not yet open — if the availability figures above are anything to go by, the room matters more than the entry.
